Summer is almost officially here. With the longer days and a slower pace (peace out, school drop-offs!) comes monsoon season. Monsoon season brings sudden rain and quick changes in plans. While my kids and I love the rain in the desert and splashing in puddles after a downpour, my house does not always share the love.
Years ago, I was in the middle of a move during monsoon season. It was pouring rain. I was frustrated, but excited to settle into my new home, until I looked at the ceiling over my fireplace and realized that my roof had a leak. Luckily for us, the problem was an easy fix, but it could have quickly become much worse.

I didn’t realize then how these small leaks can turn into a much bigger problem, especially when bad weather hits.
Sudden downpours, high winds, and debris can quickly deteriorate your roof. This can make things like small leaks, loose shingles, or aging materials worsen . . . and quickly. That being said, there are so many things we can do to prevent issues before they become worse. Catching issues early can save stress and money.
I know roof problems feel really intimidating, but there are a few questions you can ask yourself to see what your roof might need.
- How old is your roof?
- Have you noticed any leaks or water spots inside your home?
- When was your last home inspection?
- Does your roof have visible damage? (This includes missing shingles, sagging, etc.)
If I am being completely honest, I do not know these answers about my own home, but I am going to find out.
Did you know there are options when it comes to fixing your roof?
If your roof has minor damage or if the issue is isolated, you might not need to completely replace your roof. You may be able to have a simple repair done. Although this may be the easiest option, it is also one that may be temporary, depending on the age and condition of your roof.
If your roof has extensive damage or if it has not been replaced in a while (somewhere between 15 and 30 years), it might be time for a full re-roof. This is definitely the most expensive option, but it is a long-term investment. It can increase the value of your home overall and will also offer protection for the people and things inside your home.
Did you know there is a third option? One that lies somewhere between full replacement and a simple repair. Roof restoration is more than just a simple fix. It involves cleaning, repairing, and applying a protective coating to your roof. It can extend the life of your roof by 3 to 7 years, giving you more time to prepare for a full re-roof.
Roof maintenance, like vehicle maintenance, is important for the upkeep of your roof and can even affect your family’s safety.
Regular cleaning and maintenance ensure that you prevent aging and deterioration on your roof. It also protects your investment and helps avoid early replacement. Maintenance also prevents things like water damage and mold.
Honestly, when something affects my family’s health, I am much more likely to be proactive. While I have always understood the importance of a roof, I have never considered that having an old, leaky roof might actually affect the health of my children. This makes maintenance much more important.
